CHECK THE DETAILS
How to check a real estate agent’s registration in Dubai
A name on a listing or a licence number in a message is not the whole check. Match the person and their agency against an official source before you rely on the details.
Use the official Dubai Land Department register. Check the individual broker as well as the agency, and resolve discrepancies before appointing anyone.
Ask for enough detail to make a reliable check
Request the broker’s full name, broker registration number and agency name. Ask for the agency’s office registration details too. These let you distinguish between people with similar names and understand which business you would be dealing with.
Keep the original details in writing. If a different person takes over your enquiry, check that person as well. Do not assume that everyone using the same brand name has the same role or authorisation.
- The individual broker’s full name and registration details.
- The agency’s legal name and office registration details.
- A business contact channel you can independently confirm.
- The name of the person who will actually handle your property request.
Look up the broker through Dubai Land Department
Open the official “Licensed Real Estate Brokers” directory linked below. The service provides search tools for brokers and real estate offices. Use the details the agent supplied and compare the returned record with the person and business you are considering.
You can also access the Licensed Real Estate Brokers service through Dubai REST, Dubai Land Department’s official application. Interface labels and available records can change, so follow the current instructions in the official service.
Check names and identifiers carefully. If no clear match appears, ask the agent to clarify the details and use the contact or assistance options on the official service. A failed search alone is not proof of misconduct; it is a reason to resolve the uncertainty.
Understand what this check does — and does not — establish
Checking registration helps you confirm professional details. It does not independently verify a property’s availability, ownership, condition, price or suitability, and it is not a guarantee of investment performance. Those questions require separate checks relevant to the transaction.
Confirm payment instructions through a business channel you have independently established. Do not treat a screenshot, a forwarded payment request or a reassuring logo as a substitute for checking who you are dealing with. If something does not match, pause and ask for clarification before signing or paying.
Use the right authority for the property’s location
This guide concerns Dubai. Do not treat a Dubai record as a complete check for work elsewhere in the UAE. For Abu Dhabi, the Abu Dhabi Real Estate Centre provides an official real estate service-provider directory, linked below. For another emirate, confirm the relevant registration requirements and official source for that location.
