How to choose a real estate agent in Dubai

The right agent for a Marina rental may be a different person from the right agent for selling a family villa. Start with your property brief, then compare the evidence behind each agent’s offer.

THE STARTING POINT

Choose for relevant experience, clear terms and a useful plan. Check the individual broker and the agency before committing.

1. Write a brief that an agent can act on

Start with whether you want to buy, rent, sell or explore an investment. Include your preferred communities, property type, budget range and timing. Separate the features you need from the ones you would like. A short, specific brief makes agents’ responses easier to compare.

For a purchase, explain whether you are still exploring financing or ready to proceed. For a rental, give a realistic move-in window. Sellers should identify the property and the help they want with pricing and marketing. Keep identity documents and banking information out of an initial enquiry.

2. Look for experience that matches your search

Ask which communities and buildings the agent works in most often, and what recent work is comparable to your needs. An explanation of a particular building, its surroundings and the available alternatives is more useful than a claim to cover all of Dubai.

Ask the same questions of each agent. Compare how clearly they explain trade-offs, whether they acknowledge uncertainty and whether the suggested next steps fit your timing. A high asking price or an attractive projected return is not evidence that the advice is sound.

  • Buyers: ask how the agent will shortlist suitable homes and check availability.
  • Tenants: discuss move-in dates, viewing arrangements and the total proposed upfront cost.
  • Sellers: request the reasoning behind the suggested price and a written marketing plan.
  • Investors: ask for the assumptions, costs and risks behind any income projection.

3. Check the person and the business

Ask for the broker’s full name and registration details, as well as the agency’s legal name and office registration details. Use Dubai Land Department’s official licensed-broker directory to check the information. Resolve spelling differences or mismatched details before proceeding.

An introduction through this website does not replace your own checks. A licence or registration is a starting point; it does not establish that every recommendation, listing or forecast is suitable for you.

4. Compare the full offer, not just the commission

Request a written breakdown of the services, fees, agreement duration and any exclusivity. Ask who will handle your enquiry day to day, how viewings will be arranged and how often you will receive updates.

If two proposals appear similar, compare what happens after the first viewing or offer. Who follows up outstanding information? Which tasks are included, and which require a separate provider? A clear division of responsibilities helps prevent surprises.

  • What is included in the quoted fee, and what costs extra?
  • When does payment become due, and to whom?
  • Does the agreement restrict working with another agent?
  • What happens if your plans change or the property is withdrawn?

5. Agree the next step before sharing more

Choose the agent whose experience and proposed service fit your needs. Keep copies of the agreed scope, fee and correspondence. Review the actual agreement rather than relying on a verbal summary.

If you are at the beginning of your search, our introduction form lets you describe your plans and request contact from a participating agent. We are a lead-generation platform, not a licensed brokerage, and we do not rank every agent in Dubai or guarantee an available match.
